Trend direction matters
A region's trend can show whether prices have been rising, flattening, or weakening in recent quarters.
The most useful view combines recent metrics with the long-run chart so a single quarter does not dominate the interpretation.
Pair trends with decisions
Homeowners can use trend pages when considering refinance timing, selling, equity tracking, or personal net worth updates.
Buyers and researchers can use them to compare broad areas, then move to local market research for property-level decisions.
What counts as a trend
A single quarter can be noisy, especially in smaller regions with fewer sales. Look at the one-year change for the current direction and the three and five-year changes to see whether that direction is new or part of a longer run.
Comparing a region with its state and with the nation helps separate local conditions from broad market shifts. If the whole country slowed, a local slowdown is less surprising than if the region slowed while its state accelerated.
Where to look next
State hubs list every 3-digit ZIP region in the state, sorted by one-year change, along with the state's metro areas. Metro pages show FHFA's metropolitan area index and the ZIP regions that overlap each metro. The quarterly report summarizes the strongest and weakest regions, states, and metros in each new release.
